Canton, North Carolina paper mill sale a done deal

CANTON, N.C. (From news reports) -- The sale of the Canton paper to Spirtas Worldwide, a company that salvages and redevelops defunct industrial sites, has gone through.

"Our vision is to breathe new life into this dormant site, transforming it into a hub of industrial, commercial, and residential activity that will benefit the town of Canton and strengthen commerce in the area," said Eric J. Spirtas, President and Owner of Spirtas Worldwide. "We are committed to collaborating with local, regional, and national experts to develop a master plan that reflects the best ideas and concepts for sustainable growth."

The mill has been a cornerstone of the community for over a century, is set to undergo a transformative redevelopment aimed at revitalizing the local economy and honoring the town's rich industrial heritage.

The redevelopment initiative aims to repurpose the 185-acre site to accommodate a mix of industrial, commercial, and residential projects. Key components of the plan include:

• Industrial opportunities: Attracting new manufacturing and industrial enterprises to create jobs and stimulate economic growth.

• Commercial growth: Developing retail and office spaces to serve the community and attract visitors.

• Residential construction: Building housing units to meet the needs of current and future residents.

Spirtas has been diligently working over the past seven months to formalize and complete this complex transaction. Throughout this period, Spirtas has actively engaged with local town officials, community members, county representatives, and state and regional stakeholders to gain a comprehensive understanding of the site's significance and potential.

Public meetings, workshops, and forums will be organized to gather input and keep residents informed about progress and upcoming opportunities.

"We understand the deep connection the people of Canton have with this site, and we are committed to honoring that legacy while fostering new opportunities for growth and prosperity," added Spirtas.

The sale was slated to go through when Helene hit. The sale was delayed and became the subject of legal wrangling between Pactiv and Spirtas.

Meanwhile, a critical aspect of the redevelopment is the operation and maintenance of the site's wastewater treatment plant, which has historically treated Canton's municipal wastewater. Two Banks Development is working to ensure the continued operation of this facility based on community needs and site development opportunities.

Historical significance of the Canton mill

Established in 1908 by the Champion Fibre Company, the Canton mill has been a pivotal part of Canton's identity, providing employment and contributing to the town's economic development for over 115 years. The mill has witnessed various ownership transitions, including Champion International Corporation, Blue Ridge Paper Products, and Evergreen Packaging, before becoming part of Pactiv Evergreen. In March 2023, Pactiv Evergreen announced the mill's closure, marking the end of an era for the community.

Spirtas Worldwide and Two Banks Development, the subsidiary buying the mill, are dedicated to maintaining open lines of communication with the Canton community throughout the redevelopment process, according to Spirtas.
